Book a design service and pay as you go

I use my booking page to manage my schedule and perhaps more importantly, to provide an easy and straight forward means for my clients to pay as they go through the design delivery process. In essence, my clients can set the pace of their project to match their finances since a major component of my practice is to make architectural services affordable.

The first step in the process is a free 30-minute initial consultation booking, where we meet via Zoom and I answer any questions that you may having regarding my process, the contract, and for you to explain what your needs are, which allows me to better understand your project and to tailor the fee proposal, schedule, drawing index, etc. to ensure that I’m not providing (and charging) more than what you specifically need to accomplish your project.

My projects are based on the AIA Document B101-2017, Standard Agreement Between Owner and Architect, however, the specific AIA document will depend on your project’s objectives and your needs. Please note that I cannot work on your project until the Agreement has been executed, after which, Section 1.1, Programing and Due Diligence can begin. This section includes one 30-minute meeting.

Section 3.2.2 Schematic Design Phase: I divide my Schematic Design (SD) phases into three parts with a minimum of one part. This allows my clients the flexibility to elect to forego the 75% and 100% SD and move into Design Development (DD), or if they feel that the initial 50% SD is perfect for their needs, they can choose to move directly into the Construction Documentation (CD) phase, which will allow them to save a substantial amount on their design fees.

Section 3.3.1 Design Development Phase: I allow my clients to opt out of the DD phase and to move into the CD phase as a means of helping my clients afford architectural services and, only if I feel that it is in their best interest. Nonetheless, clients can choose to return to a previous phase via a written Add Service (AS) to amend the Agreement. In the past, I had a client attempt to take advantage of optout options and later, through threats toward my business and reputation, attempt to obtain free services (CAB Citation 23-15) by threatening to post negative reviews and filing a complaint with the California Architects Board. Please, I work hard to provide low costs to my clients especially when it comes to the affordable housing crisis. Don’t take advantage my kindness or our Agreement will be terminated.

Section 3.4.1 Construction Documents Phase: I provide four 30-minute meetings at 25%, 50%, 75%, and 100% CD stages. The only options, however, are for my clients to hire their own engineers and consultants. Please note that this is not the same as an optout as my clients are still obligated to hire their own consultants unless, said consultant(s) is/are not required by the local building department or Authority Having Jurisdiction (AHJ).

Section 3.5 Procurement Phase Optional: This is a fully optional service, and my clients are free to bid out their projects, however, I strongly advise that bidding a project, even a simple ADU, can be very tricky as not all general contractors are honest or ethical.

Section 3.6.1.1 Construction Phase Optional: as with Procurement, I make this service optional, however, I strongly advise against not having me involved in the project for the Construction Administration (CA) phase. At the very least, I recommend hiring a reputable Construction Manager (CM) to represent you and your interest during construction because not all general contractors are equal.

Please note that all sales are final within 48-hours of placing your order. It is the customer’s responsibility to provide the property address and APN number that will be displayed on the plans. If the proposed property is in California, then a written agreement in compliance with the California Architects Practice Act is required to be fully executed between the owner and the architect prior to starting work on drawings. For my custom home clients, I use the AIA B110-2021, Standard Form of Agreement Between Owner and Architect for a Custom Residential Project and for my predesigned stock house plan clients, I use the AIA Document B105-2017, Standard Short Form of Agreement Between Owner and Architect.
